Step 4: Celebrating Your New Home!

Handling the details can sometimes be make or break. Which is why we are here to help guide you; delivering a stress-free process through closing day with exceptional customer service.*

Managing Final Tasks

  • Schedule home inspection
  • Review inspection report and negotiate objections
  • Get all agreed upon repair items or concession amount in writing
  • Review septic system inspections
  • Review well flow test report
  • Review termite inspections
  • Review mold inspections
  • Explain under-contract showing restrictions
  • Negotiate final offer with Listing Agent
  • Introduce Buyer to William Raveis Insurance Director to recommend proper insurance coverage for home and possessions
  • Explain wire fraud risks and remind Buyer to verify all wiring instructions before transferring funds
  • Once under contract, William Raveis Agent will refer you to legal representation
  • Your legal representation will review all necessary disclosures
  • Check in with William Raveis Mortgage/Lender to stay updated on loan status and key contract dates
  • Coordinate closing process with Seller's agent/legal representation
  • Coordinate closing location, day and time with Seller's agent/legal representation
  • Receive and review closing documents with legal representation
  • Receive and carefully review closing figures to ensure accuracy
  • Coordinate closing with Buyer's current home and resolve any timing conflicts
  • Receive and review title insurance commitment with legal representation

Preparing to Close

  • Confirm requested repairs have been completed by Sellers and obtain receipt for work completed
  • Review all tax, Homeowner's Association dues, utility, and applicable prorations
  • Review home warranty paperwork
  • Facilitate transfer of keys and accessories, like automatic door devices
  • Advise Buyer to re-key locks and consider a one-time cleaning service prior to move in
  • Assist with starting utilities (electricity, oil, gas, etc.)
  • Conduct walk-through to ensure home condition is at/better than at home inspection
  • Support Buyer in any final closing activities
  • Introduce Buyer to Raveis Refresh for home improvement work

Step 8: Select Your Loan

Now is the time to go back to the mortgage lender who pre-approved or pre-qualified you and choose your mortgage. You will be presented with various options based on your unique financial situation, including fixed-rate, variable-rate, 15-year, 30-year, or special programs such as VA loans or FHA loans. Work with your mortgage lender to select the option you feel the most comfortable with.

Step 9: Get a Home Appraisal

Your lender will have your new home appraised so they have their independent value of it. The appraisal is to ensure that all parties involved are paying a fair price for the house.

Step 10: Finish Paperwork

No one looks forward to all the paperwork involved in buying a home, but it’s a necessary part of the process. Fortunately, everything will be arranged by your lender and title company and, when you’re finished, you’ll know you are the legal owner of your new home.

Congratulations!

After signing the final paperwork to complete the purchase, you are now the owner of a new house. It may take a few days for your loan to be funded once the paperwork has been returned to the lender, but once that check is delivered to the seller, you’ll be all set to move into the home of your dreams.
